Wood Rot Repair in Odenton, MD

Wood Rot Repair · Odenton, MD

Wood rot repair that stops the water first

Handyman At Your Command handles wood rot repair for homes in Odenton, Maryland. Soft trim beside the front door. A fascia board sagging under a gutter. A window sill you can push a screwdriver into. A deck board that gives underfoot. We cut the rot out, replace what is gone, and seal the wood back up. Whole decks and fences live on deck board and fence post repair.

Every job starts with a free estimate at the house. A technician probes the wood with an awl to find where the soft area ends. You get a price before anything comes off. On the work visit we cut back to sound wood and fit the new board. It gets primed on all sides, caulked at every joint, then painted. Our exterior primer and paint work handles the finish. Rotted boards behind a wet wall go to siding repair and panel matching.

Where Wood Rot Starts on Odenton Homes

About 72 percent of Odenton's housing was built in 1990 or later. The median year built is 1999. That stock came with builder-grade finger-jointed pine trim, and the finger joints open first. Rot then shows up in the same handful of spots. Door jambs at the threshold, where rain splashes back off the stoop. Window sills, where the caulk bead has split. Fascia boards behind a gutter that overflows in every storm. Deck boards at their cut ends, where end grain drinks water. Fence posts at the ground line, where the soil stays damp.

Anne Arundel County runs older, with a median year built of 1983. A good share of the county went up in the 1950s, 1960s and 1970s. Those houses have solid wood trim buried under a dozen coats of paint. Paint hides rot well, and a board looks sound until a thumb goes through it. Maryland summers stay humid, so soaked wood dries slowly and the decay keeps going. The water source we find most is a clogged gutter, since the overflow runs down the fascia and behind the trim. gutter cleaning twice a year costs less than the boards it saves.

How We Repair Rotted Wood and Where We Stop

The awl test comes first. A sharp probe pushes into rotted wood and stops at sound wood. That is how the cut line gets marked. Small soft spots on a sill nose or a molding profile take two part epoxy. A liquid consolidant soaks in and hardens the fibers, then filler is shaped to match. Anything soft all the way through comes out instead. We cut back to solid wood, fit the new piece, and prime all six sides before it goes up. Cellular PVC and composite trim are the no-rot option for fascia, corner boards and sills that keep failing. A jamb rotted through becomes a new door frame and threshold.

Fixing the wood without fixing the water means doing the job twice. The gutter, the split caulk joint or the sprinkler head gets handled first. Some jobs cross the line out of handyman work. A rotted joist, rim joist, beam, sill plate or load-bearing post goes to a licensed contractor with a county permit. A leak coming through the roof goes to a roofer, and termites or carpenter ants need a pest company first. A spreading mold problem goes to a remediation company. T. Briggs left a five-star Google review: "I would definitely use Handyman At Your Command again! Alexi ... prepared ... with wood in the back of his van to complete one of my jobs."

Wood Rot Repair Costs and the Dry Rot Myth

Published ranges give you a frame before anyone knocks on your door. Homewyse put dry rot repair at $592 to $1,112 per repair in May 2026. It puts fascia board installation at $8.53 to $13.02 per linear foot. Angi puts dry rot repair at $5 to $40 per square foot, with most whole projects at $500 to $3,000 and a $1,400 average. A small epoxy patch is published at $150 to $250 and a cut-and-replace at $300 to $2,000. Window sill replacement is published at $100 to $1,100 per sill, with a $400 average. Those are published market ranges, not our price.

Dry rot is a misnomer. The Forest Products Laboratory said so in 1965: no fungus can grow without water. Wood-destroying fungi cannot feed on wood holding less than about 20 percent water. Rot is a fungus with a water supply, so a repair only holds once the water stops. On permits, Anne Arundel County lists replacing deck boards alone as no permit, while deck structure or railings do need one. County handyman rates are published at $50 to $90 per hour, with a $125 to $200 visit minimum. Bundling every rotted board into one visit is the cheaper path. See Maryland handyman hourly rates. The estimate is free and happens at your house. Call (877) 349-4632 to set it up.

FAQ

Wood Rot Repair Questions, Answered

Common questions about wood rot repair across Odenton & the DMV. Not seeing yours? Call and ask. A person picks up.

Call (877) 349-4632

Can you fix rotted wood without replacing it?
Sometimes. Small soft spots on trim, a sill nose or a molding profile take two part epoxy. A liquid consolidant soaks in and hardens the fibers, then epoxy filler is shaped and sanded to match. Once a board is soft all the way through, replacement is the repair that lasts. Custom profiles get milled by our trim and molding carpenters.
Will homeowners insurance cover wood rot?
Usually not. Standard policies exclude wear and tear, gradual damage and maintenance problems, and rot is slow by nature. The exception is rot that follows a sudden covered event. A burst pipe or a ruptured water heater soaking hidden wood can qualify. Wording varies by carrier, so read your own policy or call your agent before counting on a claim.
Is dry rot the same as wet rot?
Both are decay caused by fungi, and both need moisture. Dry rot is the common name for brown rot. It leaves wood brown, cracked and cubed, so the wood looks dry. The Forest Products Laboratory calls the term a misnomer, since no fungus grows without water. The field repair is the same either way. Cut out the rot, replace the wood, stop the water.
How do I know if the rot is structural?
Trim, fascia, soffit boards, sills, door jambs, deck boards and fence pickets are finish work. Joists, rim joists, beams, sill plates and load-bearing posts carry weight, so rot there is a different job. Watch for a bouncing floor, a sagging deck, or a soft band around the base of a post. We name it at the estimate and hand it to a licensed contractor.
Do I need a permit for rot repair in Anne Arundel County?
Anne Arundel County's project list does not name like-for-like trim, fascia, sill or door frame replacement. It does say that replacing deck boards only needs no permit, while replacing deck structure or railings does. Anything that changes structure or wiring is on the list. The permit center answers scope questions at (410) 222-7730.
How long does a wood rot repair take?
Most rot repairs are a single visit. One rotted door jamb or one window sill runs a few hours. A run of fascia behind a gutter, or several trim boards around the house, usually fills a day. Epoxy work needs cure time between the consolidant and the filler. Those spots get built up and sanded on a dry day.

Great customer service as well as great work quality. I had my fence bent down completely because of a storm and I called handyman at your command immediately. Even though it was after hours I still able to set up a time for someone to fix the fence first thing in the morning. The handyman was prompt and very nice.

I was finally able to get my master bath updated after 20 years of purchasing my home. Jose the owner of the company came out and held our hand from beginning to end. From demo to completion of the project, they always kept our home sparkling and clean which was a big deal for us as our child has respiratory issues.

Mine 2uGoogle review

I've been hiring Handyman At Your Command and working with Tracy for about 8 years now, and have always been completely satisfied and happy with their work. Recently we have had Hugo and Jose come out and they helped to find the source of a roof leak- then they repaired the ceiling drywall, painted, and also did other jobs around the house.
